The Suite Life of Zack & Cody comedy series follows the antics of twin 12-year-old boys, Zack and Cody, whose single mum, Carey, lands a job singing at an upscale hotel in Boston and as part of her contract, a suite for them to live in! Zack and Cody are elated with the amenities of their 'suite' new home - especially the room service, a swimming pool, a state of the art games room and a mouth-watering sweet counter, but mum Carey, battles to keep her 12 year-old sons in line.

Together, Zack, the instigator of mischief and Cody, the smart reluctant participant, turn the hotel into their playground and the staff and guests into unwitting participants in their outrageous shenanigans!

While Zack and Cody struggle to stay out of trouble, they meet many new friends along the way amongst the hotel employees and residents, including Maddie, the sweet counter assistant and frequent babysitter, and London, the wealthy heiress daughter of the hotel's owner.

Unfortunately, some hotel guests aren't so thrilled at the youngsters' antics, and it's often left to Maddie to foil the twins' antics. Zack and Cody soon discover that along with the hotel suite, also comes the Tipton's stern Hotel Manager Mr. Moseby and his daughter London, who both try to curb the twins' youthful enthusiasm and spoil their fun.
